9-building portfolio acquisition in prime infill Southern California markets. In 2016 we acquired a 1.53 million square foot industrial portfolio for $191 million. We had both the corporate structure and the resources to capitalize on this opportunity, as the seller was a private REIT facing Safe Harbor constraints that necessitated the acquisition of REIT shares versus selling the assets separately. As the majority of the properties were single tenant and located in our current markets, we were able to capture significant efficiencies and increase operating leverage from our in-place leasing and management teams accretively increasing cash flows to the company.
